Hartford Project – A $99,000 Homeowner Profit

TopComp takes homes that are a little out dated and updates them to today’s buyer’s standards. Typically, a home that’s been updated sells 76% faster than one that hasn’t, but Hartford beat even those stats with an offer within a couple hours of listing! 

This home in particular was about a 6-week remodel as we updated pretty much everything from the walls in. Light paint colors, bright kitchens, and updated baths are what every buyer out there is looking for. These items are usually looked at as expensive projects that not many are willing or able to take on. Often buyers will have the money saved up for a down payment, but not always much more to take on renovations. They often also can’t overlook the dated aspects of a home and try to envision what it would look like updated. 

Many of our sellers have already attempted to sell their home in as-is condition, and this case wasn’t any different. It was on the market for $629,000 for months with no bites. We determined that the home’s value was $575,000 in current condition, and a $75,000 renovation was needed to get the home looking it’s best. We pay for the renovations up front, handle the design, project management, and sale of the home so the homeowner was able to go about her daily life and not worry about finding contractors, collecting bids, trying to figure out what is important to buyers, and so much more that goes into it. 

Upon completion of the 6-week renovation, we listed the home at $749,000 and received an offer within a couple hours. The homeowner just made another $99,000 and sold her home much faster than she would have had she sold it in current condition. Renovations are definitely hard work, but that’s where we come in.
